Scott,

In regards to locating possible candidates for mortgage cancellation, I'm considering starting out contacting realtors, FSBOs and preforeclosures. However, since I'm just starting out, I do have a few newbie questions that perhaps you or other members of WAREIA can answer for me.

1. How do I obtain a list to email or direct mail both realtors and FSBOs?
2. Do you have a list of the most FAQ posed by realtors,owners, etc and how you would answer them?
3. Is there a service that you would recommend to obtain foreclosure leads or do you find them to be not worth it?
4. Initially, would you recommend a sequential mailing/emailing to realtors, FSBOs,preforeclosures,etc, or do take the approach of contacting them by phone or a combination of both?
5. I'm still a little shaky on explaining the EHT to a realtor or owner.Before I send out my finished email or letter, can I run it by you first to make sure what I state is correct and that it follows your three-step approach correctly?
6. If I have a possible deal needing your expertise, what is your preferred method of contact?
7. Lastly, I'm considering doing the mortgage cancellation process on my own home. If successful, I believe it to be a powerful testimonial to the Living Free and Clear approach. In doing so, I was hoping to receive assistance from either Dave or yourself if at all possible. If the answer is yes, for this type of mentoring would you recommend that I purchase the program directly from the LFC website or work out an arrangement with either Dave or yourself?

I'm sure that I'll have more questions to ask you down the road. I appreciate your patience and I hope to close some deals in the very near future with your assistance. I must say that attending the meeting this last Saturday well worth it! Thanks for opening my eyes!

Ron,

1. Personally I don't use "lists" or direct mail.  I make personal phone calls only.  Its free and I get to talk to each person listing or selling a home.  I simply tell them I'd like to make an offer on their home and start asking questions.  This is not to say you shouldn't use lists, I just don't my self or see the point.

In Salt Lake you can subscribe to "The Record" which lists all NODs etc.  Or you can work with a Title Company that may provide them to you for free if you use them to close your deals.

I also network a lot with other investors and especially Realtors.  90% of my deals are referrals from Realtors, and all over the country.

2. I do not answer questions.  I only make offers.  All their initial questions should be answered in my offer.  DO NOT send information, only send offers.  Once they have received my offer, then I answer their questions via a phone call.

3. Answered in #1.

4. NO to mailing.  YES to Personal Phone Calls.  Do not hire someone else. Do it yourself using the scripts I provide you.

5. You do not ever need to explain the EHT to anyone.  Just make your offer and it will be "Esplained".  Then we just answer any questions from there.  Your job is to only make calls and complete questionnaires then send them to me to help you create offers.  We will send out the offers and set up a follow up call to have ME answer the questions, not you.  In time, over say 4 to 5 calls, you will have all the answers you need to go solo.

6. No "if", but when.  Be more positive man!  Use the scripts I will provide you.  There are complete instructions in the scripts on what to do next, what to say, what to send and how to use me.

7. That is what we're here for.  Dave or I cannot sell you the LFC program.  That is something you do on your own from the LFC site at Multimedia File Viewing and Clickable Links are available for Registered Members only!!  You need to Login or Register!!

You have two choices.  You can buy the DIY program or you can contract with Me and Dave via an Option and Power of Attorney to act as a principle on behalf of the other principles.  If you choose to do it on your own, your on your own.  If you want or need our help then we need to make you an offer just like we would any other homeowner.  If you involve us then we would agree to a split of the freed up equity in the property via the LFC process.

Fair Enough?

I have decided to host another workshop for all those who wanted to but missed the last one.  All those that attended the first one get in free.  The new one will be LFC Mortgage Settlement and Marketing only.  We will not discuss Sub-To with the EHT or have other speakers.  It will be total training on LFC only.  It looks like it could be Feb 13th but I'll let you know this week.

Having attended the saturday session, and the questions that Ron asked,
I myself, am still not sure where we are to find the leads to bring you for
offers. (i.e. realtors,fsbo's or shortsale listings)?

You first need to complete your training by emailing Dave Salcido ASAP.  He holds a two hour Proposal, Offer and Documentation Training a couple times per week.  It is part of what you paid for on Saturday.

Let's get one thing straight right now.  A "LEAD" is just a Name and Phone Number.  Now where do you think you might find those?  Since this question/post has to do with "marketing" MC to Realtors let's also get something else straight.  You DO NOT  market MC to Realtors, you DO NOT Market it AT ALL.  

You are an Investor and are "Making Offers" ONLY.  So, who do you want to Make Offer to?  With MC it could be any homeowner that doesn't want to continue being screwed.

Most likely you will be making offers to those who are selling.  They could be FSBO or Listed w/Realtors.  It most likely would be properties in "Pre-Foreclosure".  All pre-foreclosure properties may not be "listed' with a Realtor.

Pre-Foreclosures are typically ANY property in Default.  The most common source of list of those in default would be on the public records at the county recorder's office.

What I prefer is just calling the numbers in the paper and reading my script.  I don't waste my time online or at the recorder's office.  I network with other investors and Realtors who know what I do.
