Which Title companies don't have seasoning issues.

Hi,

I'm looking for a title company who don't have any seasoning requirements. I'm trying to work on short sales. please let me know if you have one. thank you.

Seasoning is NOT an issue of a Title Company.  It is an issue with a Buyer's Lender. If it is a Fannie or Freddie back loan then the title seasoning could be as little as 90 days and as much as 12 months.

Each "Lender" has its own seasoning requirements. But those back by Fannie and Freddie, including VA and FHA, must follow strictly seasoning requirements.

Loans/Lenders that are not backed by Fannie or Freddie may set their own guidelines.  Many Private Lenders have looser requirements and may in fact have no title seasoning issues at all.  However, there borrowing requirements may be much stiffer.

What EXACTLY is it that you are trying to do? You know there are other ways of "Controlling", Selling and Profiting from the sell of Real Estate without you ever having to take title.

I want to use land trusts on shortsales. is this the easier, safer and faster way for short sales? what are your thoughts on that?

I want to make offers on short sale properties, using an option, from listing agents and let the agents represent me as the buyer. once the offer is accepted by the bank, then i'll turn around and sell to an end buyer. of course this won't be any illegal flipping.

any suggestions on negotiating with banks or using land trust on shortsales.? any negotiators out there?
